HOW IT WORKS...

Your property

  • We will appraise your property and then work with you to establish a market rental price to advertise.

  • We market your property. We will advertise your property on New Zealand's leading property rental website, TradeMe Property. Our website links to our listings on TradeMe.

  • We will discuss other advertising options with you.

Your tenant

  • We personally make appointments with all our prospective tenants and accompany them on inspections to your property.

  • We never give out keys to prospective tenants.

  • Once we establish a tenant is interested in renting your property, they are required to complete a comprehensive application form.

  • We verify prospective tenants references including employment and previous landlords.

  • We perform credit checks through a national database (Veda Advantage).

  • So there are no misunderstandings, we review our processes and our tenancy agreement with our prospective tenants. All our tenants know what is expected of them during the tenancy period.

  • We will keep you informed on prospective tenants throughout the marketing period.

  • If you want, we will let you have the final say on suitable applicants.

So it works once we agree on a tenant:

We will make a detailed Property Condition Report of the property at the start of the tenancy by compiling a written report and taking digital photographs, so there are no disputes at the end of the tenancy.

We carry out scheduled inspections and if there are any concerns we will advise the tenant in writing and follow up with a further inspection. We will also furnish you with an Inspection Report once it has been completed.

YOUR PROPERTY MAINTENANCE

  • We believe in order to keep tenants and owners happy we maintain your property and authorise any non-urgent expenditures with you before we carry them out.

  • In the event that your property requires maintenance, Rental Works has access to a team of fully licensed tradespeople who can quickly and efficiently solve any problems that arise.

  • We will keep you informed on quotes and expenses as they arise.
